Services and Capabilities

LandRadar is the web home of the land division of Close~Converse, an experienced real estate brokerage firm in Brainerd, MN. The firm concentrates in two areas: Land and Commercial Real Estate. Close~Converse has 5 brokers and two REALTOR Associates on staff, all knowledgeable in real estate, investments and development of land and commercial opportunities.

Close~Converse has a number of competencies but those most applicable to land are these:

• Brokerage. Combined experiece of over 120 years means we've seen and solved most of the questions about buying or selling land.
• Entitlements. Our land advisors have outstanding relationships with local units of government, making the process of gaining entitlements far less stressful for landowners and developers.
• Development. As land developers ourselves, we understand the process, know how to optimize value, work with other professionals, the units of government and legal and accounting advisors to yield the best results.
• Buyer services. Our experience and market knowledge helps buyers locate and secure the best alternatives faster and with less hassle.
• Negotiation and Transaction Closing. Nothing matters if the transaction doesn't close. Our experts know how to negotiate on your behalf to achieve an optimal result. Then, most importantly, we know how to keep transactions together through due diligence and closing.
• Investment Analysis. Analysing your land investment for optimal return can be complex and includes a number of factors like taxation, timing, entitlements and many other issues. Our advisors can bring clarity to the issues so you can make the best decisions.
