The Purchasing Process.
Purchasing land is a fairly simple process but there are a number of important steps to insure that your purchase is all that you expect. Here are the basic steps to purchasing land:

Search. Locate the land you wish to own. Use the resources right here at LandRadar.com to conduct a search of available properties and receive notifications when new properties come on the market. Once you've found the right property, it's time to secure the property for yourself. |

Inspection and due diligence. Physically inspect the property you intend to purchase and understand the details. Refer to the Land Buyers Checklist for details. |

Secure. Purchasing land involves some paperwork. By law, purchasing land requires written contracts, called Purchase Agreements in Minnesota. Additionally, there are disclosures you'll want to see before signing the Purchase Agreement, including:

Closing. Closing the real estate transaction involves the final signing of documents, payment and disbursement of funds and recording of the documents at the county courthouse. Enjoy. Possession of your new property is usually granted at the time of closing. Now that the property is yours, enjoy the land, make it better, make memories with family or friends - have fun. If you're planning to build structures, get your building permits, secure a contractor and move forward with your plans. |
Purchase Your Land Now
1. To purchase your land, we'll need the following information from you:
- Puchaser's name(s) or how you wish to take title to the land
- Your contact information: Address, Phone Numbers, Email address.
- The tract legal description, Property Identification Number (PID) or MLS number.
- Your offering price and terms.
- The amount of earnest money you'll be placing on deposit. (Typically 5% of the Purchase Price)
- Submit your transaction information
2. Once we receive the above information, we'll
- contact you to verify the information
- Draft the documents and required disclosures
- Forward the documents & complete instructions to you via email or regular mail
3. You'll review, sign the documents and return the signed copies to us, together with your earnest money check.
4. Once we receive the documents and earnest money, your proposal will be presented to the Seller. The Seller's choices are to:
- a) accept you proposal
- b) counter your proposal with a different price and/or terms
- c) reject your offer
5. We'll notifiy you of the Seller's actions and work through any counter-offers and final details of the purchase. Once all the terms are agreed upon by both parties, your transaction will proceed to closing. Closings are handled by Complete Title Services, Baxter MN, assuring you of a smooth, efficient closing and recording of your deed with the county.
